Launch of rental at Bedford Union Armory rental in Crown Heights, studios starting at $2,450/month

Rental launched this week in a new mixed-income rental building that is part of the redeveloped Bedford Union Armory complex in Crown Heights. Located at 1101 President Street, The Arch rises 16 stories, contains 355 rental units, and offers residents amenities such as a furnished rooftop, indoor-outdoor gym, and work-from-home business center. The more than 160 market-priced apartments start at $2,451/month for a studio, $3,212/month for a one-bedroom, $4,515/month for a two-bedroom and $5,700/month for a three-bedroom, according to the building’s website. .

Developed by BFC Partners and designed by Marvel, The Arch is part of the Major R. Owens Health and Wellness Center, a new 60,000 square foot community center that opened in the restored former armory last fall. The center includes an indoor swimming pool, three basketball courts, a soccer field, dance studios and facilities for local non-profit organizations.

The residential component of the project comprises 415 housing units in two buildings on President Street, both designed by Marvel, with over 200 affordable housing units.

The 32,000 square foot Arch building is the larger of the two, occupying a lot crossing from President Street to Union Street. Residences feature modern hardware, stainless steel appliances, washers and dryers, and private balconies in some apartments.

Last month, the Affordable Housing Lottery for The Arch was opened to eligible New Yorkers earning 30, 40, 50, and 60 percent of the region’s median income. Units available through the lottery, which ends September 19, range from $465/month for studios to $1,841/month for three bedrooms.

Rents are at record highs in New York, with Brooklyn neighborhoods like Crown Heights seeing significant year-over-year increases.

According to a July 2022 rental market report from real estate company MNS, the average rental price in Brooklyn increased 1.57% from $3,504.15 to $3,559.13. In Crown Heights, the average rent last month reached $2,111/month for studios, $2,661/month for a 1-bedroom and $3,325/month for a 2-bedroom.
